Idyllic residential house in the beautiful Reit im Winkl which is located near the lake Chiemsee.
This stately home is nestled in an approx. 18,000 m² large, fantastically situated property. It was built in 1965, following the alpine architecture, and convinces with an exquisite equipment as well as a beautifully designed garden. From your sun-drenched, extensive outdoor terrace you can enjoy a view of the adjoining large lily pond and your spacious garden. A dream! In 1977/78 this charming country house was remodeled and modernized in many areas. The interior design firm that gave this prestigious house its distinctly elegant and stylish living ambience is the renowned Atelier Pilati from Munich.
The house has a main entrance and a side entrance. Via the main entrance, one enters the spacious entrance hall lined with white marble. To the side are the cloakroom and the guest toilet. The central area of the ground floor is formed by the light-filled ensemble of the stylish living room with a cosy sitting area by the fireplace and the library. Large French windows and a light-coloured carpet underline the inviting, bright atmosphere.
The elaborate stucco work and the two columns that mark the transition to the library show the loving design of the interior. Again and again, historically handed-down craftsmanship comes into play in the rooms – whether in the form of stucco, wood carvings, paintings or the fabric design of the curtains. The library is equipped with high-quality, timelessly beautiful built-in shelves and cabinets from the well-known company called Würzburger Werkstätten. There is not only plenty of space for your book collection, but a small grand piano turns the room into a music room.
From the large hall, a glass door with exclusive wrought-iron work leads to the dining area of the house, which is divided into a representative dining room and an Alpine farmhouse parlour. The dining room with its white marble floor and the valuable built-in cupboards is the ideal place for dinner evenings in a big circle. The farmhouse parlor will also delight your family and guests. The old wooden floorboards blend perfectly with the wall design and furnishings in traditional Alpine style. Here, too, only exquisite materials and the finest craftsmanship were used. A dumbwaiter is hidden in the tall cupboard decorated with beautiful carvings, which creates the connection to the kitchen in the basement. Throughout the living-dining area, floor radiators in front of the double French doors provide almost invisible cosy warmth. On the Upper floor are the family’s bathrooms and bedrooms. The rooms are grouped around a hallway that reflects the expansiveness of the home. Four large French doors create a light-flooded ambience. Thus, even the entrance of this retreat area is bright and airy at any time of the year. On the east side of the home are the master bedroom and dressing room, which features a three-sided wall of closets. The comfort-filled master bathroom is finished in white marble and has a Bath. The two large French doors open onto the sunny balcony, which spans three sides of the home and gives the building its traditional look.
The two children’s bedrooms also have access to the balcony. In this way, each member of the family will find their private favourite spot in the sun. Both children’s rooms are comfortably furnished. The smaller one of the kids room has built-in wardrobes and built-in beds with a side cabinet. The larger one is designed for two children and has built-in wardrobes, free-standing beds, side cabinets and a sofa. The floors of the upper floor is covered with a light beige carpet except in the hallway and bathrooms.
There is a guest bedroom in the attic with a small bathroom. Built-in wardrobes, a bed, sofa, side table and armchair create an inviting living space. Storage is provided in the off-sides of the attic. In addition, there is a cozy playroom, which is only accessible in certain areas for adults due to the sloping roof, but can become an absolute paradise for your children. From the hall on the ground floor, the imposing main staircase connects the levels from the basement to the upper floor. A smaller staircase leads to the top floor. The banister of the main staircase has been artfully designed, as have the glass door systems off the dining room and the marble floored hallway on the lower level. The high quality wrought iron work is partially gilded – just one detail out of many beautiful decor highlights.
The high quality of the stylish living floors continues beautifully in the more rustic basement. There, the hallway provides access to the kitchen area, the sauna, the dressing rooms, a toilet and the technical and storage rooms. The high-quality kitchen is also equipped to meet the demands of professional chefs and houses a dining area for the house staff with a corner bench and built-in cupboard for dishes.
The spacious sauna entices you to leave your everyday life behind. The dressing area is covered with a high quality, specially made carpet. Thanks to the mirrored front surfaces of the built-in cupboards, the area presents itself very generously and airily.
From the side entrance hallway, a connecting door leads to the basement of the garages. This area provides parking for two cars, but can also be used for storage. A staircase with decorative wooden railing leads upstairs to the side entrance of the ground floor. From there, one can enter the garage wing and the residential house. Thus, the main entrance is reserved for the family and their guests.
The garage adjoins the residential house. On the ground floor level there are 3 garages, two of which have a lifting platform. Two further parking spaces in the basement are accessible via this. In total, the house thus has five garage spaces and is therefore ideal for a car or classic car collector. A small highlight of the property is the beautifully designed wooden house in the forest, the so-called forest hut. The charm of this little hideaway will also delight you immediately: it is built of wooden planks, decorated outside and especially inside with tasteful murals and lovingly furnished. With the forest cabin you can surprise your friends. Because what could be nicer than a cabin evening in your own forest? Up to 6 people can be seated at the table. A true gem awaits you here! Another plus is a large guest house, which is also located on the property and can be purchased additionally. It offers around 171 m² of living space and stands on a plot of land with an area of approx. 1007 m² – an ideal domicile for your guests and staff. Energy certificate in work.
