The so called “Blue Land” of Bavaria was already a very special spot over more than a hundred years ago. Here, between Kochel and Murnau, infront of the impressive backdrop of the Alps, nature seems to glow even more and the blue colour of the lakes is even more intense. This impressive experience of nature was one of the reasons why the painters of the so called “Blaue Reiter” settled here at the beginning of the 20th century. They founded the expressionism between 1908 and 1914.
Whether Gabriele Münter, Franz Marc or August Macke visited the country house at Raut 30 in Schlehdorf during this period? The stately building can no longer tell us. It could well be, however, because the house was built on the shores of Lake Kochel as early as 1898. According to the plans of the Prussian architect Fritz Klingholz, a stately building in the style of historicism was constructed on a sunny plot of land. The first owner was a high-ranking military officer of the Prussian Empire. Later, the imposing house was used by a businesswoman as a summer villa. The story goes that the fine ladies she brought from Frankfurt for her summer retreat, and of course she herself, were a big topic of conversation amongst the people at the lake. Before the current owners acquired the property, the country house was a conference hotel for a long time.
A gem rediscovered
With its illustrious residents and various uses, the building’s appearance changed over the years. It had lost much of its former splendour – not least due to alterations. Between 2005 and 2007, the current owners, with the help of expert architects, preservationists and craftsmen, as well as a great deal of attention to detail, uncovered the old beauty of the villa. It was a stroke of luck to come across original decor and parts of the original interior again and again – valuable clues for the restoration work. Stucco was uncovered and completed or, like the case windows, doors and wall panelling, faithfully reproduced from the original. Precious wooden floors and elegant tiled stoves underline the stylish ambience on the ground floor and upper floor. From the light switch to the door fittings, many details were carefully reconstructed at great expense. Today, the country house presents itself as an inviting home that combines an exquisite, historic ambience with state-of-the-art building services and one of the most beautiful natural panoramas in the area.
Nature as far as the eye can see
Wherever you let your gaze wander, you will be delighted by your new home in every season. The building cube towers impressively on the sunniest part of the property. Even in winter, the shadows of the mountains do not cover the building. The sunny yellow of the façade forms an elegant frame for the white box-type windows. The friendly, welcoming feeling continues inside of the house aswell: the ambience is as prestigious as it is inviting.
The main apartment alone offers around 400 sqm of living space. The main wing extends from the basement to the upper floor. A representative staircase with a covered terrace plateau leads to the elegant hall from the east side. It connects the ground floor with the level above via an air space. Beautiful leaded glass work and the elegant staircase give the east-facing room a unique elegance. This is an ideal room for a grand piano – the acoustics are excellent and the view of Lake Kochel is simply magnificent. In the living room and the kitchen you can enjoy an enchanting view of the mountains. Both rooms open onto an extensive south-facing terrace protected by a glass roof, which offers enough space for your family and guests. From there you have a beautiful view of your new “home mountains”: Jochberg, Herzogstand and Heimgarten. The spacious dining room adjoins the fully equipped country kitchen. The attic was developed as a separate side wing. In addition to a guest room with its own bathroom, which can be used by an au pair, for example, there are two tastefully furnished granny flats of different sizes. Both apartments are currently rented and will be vacant in November 2021 and Sommer 2023. They each feature a large, cozy kitchen and a full bathroom. The larger apartment offers two bedrooms, the smaller one is a one bedroom apartment. The apartments have their own front entrance and are accessed by a staircase and the lift.
A home for vintage cars and boats
In 2006 a fully cellared, insulated and heated garage house was built on the property. Five garage spaces and a workshop are accommodated here on an area of approx. 200 m². One of the parking spaces has a lifting platform. Oldtimer lovers can safely park their motorized gems here, protected from wind and weather, and also do the one or other maintenance or repair themselves.
On a property with direct lake access and a jetty, a boathouse is a must. The recently built garden house is the perfect place to ring in the evening with a view of the lake and a sundowner. Your guests will love this little lounge. Maybe they’ll come across the water? Two moorings on the jetty, which also offer space for larger boats, are already an excellent basis!
Ready for the future thanks to technology
During the two renovation phases from 2005 to 2007 and 2013, the entire technology of the house was brought up to a modern standard. The main apartment was equipped with underfloor heating on the ground floor and in the bathrooms. A wood chip heating system and photovoltaics on the roof create efficient heat. The modernised oil heating system was retained as a heating reserve. In addition, the foundations were completely renovated and the roof insulated. The renewal of the drinking water and sanitary pipes as well as the electrics and the new installation of a fire alarm and alarm system ensure safe comfort. Thanks to the Gigabit LAN network, high-speed Internet and a high-quality entertainment system, you are ideally equipped for home office, school and leisure.
