Villa

Rarity in a dreamlike location

München

Schwabing Schwabing, one of the city’s most attractive residential neighborhoods, is not just a district for many Munich residents, but a way of life. Afternoons in the café, strolling along Leopoldstrasse, balmy evenings in the English Garden.   The well-maintained old buildings with their spacious Wilhelminian style villas present a former aristocratic way of life, once the home and workplace of numerous painters and literary figures. To this day, Schwabing, with its universities, art academy and museum quarter, is a meeting place for the intellectual and cultural scene.   There is a variety of individual small stores, trendy boutiques, cafes, restaurants, as well as at the “Münchner Freiheit” many stores for all purchases of daily needs. In winter, the Christmas market at the “Freiheit” is a popular meeting place for young and old because of its homey atmosphere and special flair.   On the one hand, Schwabing has preserved a lively district culture, but on the other hand, it offers quiet, unique residential areas, also for the family. There is a wide range of municipal and private childcare facilities, as well as excellent schools of all kinds, such as the Rudolf Steiner School on Leopoldstrasse, or the Bavarian International School.   Even the range of leisure activities leaves nothing to be desired. The English Garden as well as the idyllic Luitpold Park, home of the tennis club “Grün-Weiß Luitpoldpark e. V.” can be reached quickly. The popular “Ungererbad” is also within walking distance.   The nearest subway stations “Hohenzollernplatz (U1/U2)” and “Josephsplatz (U1/U2)”, within walking distance, offer a direct transport connection, but also the streetcar and bus lines at Leopoldstraße replace the car. Munich’s “Franz Josef Strauß” airport can be reached by car in about 30 minutes.
